Variance Request for 6691 Deerwood DriveVariance Request for 6691 Deerwood Dr May 1st, 2026 We are proposing an addition onto the existing structure at 6691 Deerwood Dr. The goal of the project is to construct an addition that has a garage and additional parking. Currently the house does not have a garage and has very limited parking. The variance we are requesting is a front-yard setback variance. The current house is non- conforming and sits well inside the front yard setback. There is also a bluff in the rear yard, and we need to be 5’ away from the bluff line. This will push the addition closer to the road. The proposed variance will be in harmony with the city ordinance and consistent with the comprehensive plan: The addition will not be out of line with the neighboring properties and will meet the impervious coverage and height requirements set forth by the city ordinance. It will not create any stormwater or run-off issues, and you can refer to the survey for the proposed grading on the property, as well as how it will tie into the existing topography. The property owner proposes to use the property in a reasonable manner not permitted by the ordinance: The property owners would use the property in the same way that they use the current house. And since the existing house protrudes into the front yard setback, we would not be exacerbating conditions. The plight of the landowner is due to circumstances unique to the property and not created by the landowner: The existing property has a bluff in the rear yard. This naturally pushes the buildable area further forward on the lot – encroaching into the front setback. The proposed variance will not alter the essential character of the neighborhood: If granted, the variance will allow the new addition to create a much safer parking situation, and allow the homeowner to have a 2-stall attached garage, which is pretty typical of the homes in the neighborhood.
