FINDINGS OF FACT
AND RECOMMENDATION
IN RE: Application of Steve & Wendl,Buresh for a rezoning proposal
On April 7,2026, the Chanhassen Planning Commission met at its regularly scheduled meeting
to consider the application lor rezoning located at 6651 Calpin Boulevard.
The Planning Commission conducted a public hearing on the proposed development which was
preceded by published and mailed notice. The Planning Commission heard testimony fiom all
interested persons wishing to speak and made the follo*,ing Findings of Fact on the remaining
application.
l. On March 6,2026 the City received a land use application for the property legally described
in attachment Exhibit A for a rezoning from Rural Residential (RR) to Single-Family
Residential (RSF).
2. The property is currently zoned Rural Residential.
3. The property is guided by the Land Use Plan as Residential Low Density.
4. The Single-Family Residential (RSF) zoning district is an eligible zoning district for the
Residential Low Density land use designation.
5. The proposed RSF Single-Family Residential District meets the required standards for
approval:
The proposed zoning has been considered in relation to the specific policies and
provisions of and has been found to be consistent with the official City of Chanhassen
2040 Comprehensive Plan for Residential Single Family Density land use areas.
b. The proposed zoning is or will be compatible with the present and future land uses of
the area.
The proposed zoning conforms to all performance standards contained in the Zoning
Ordinance.
d. The proposed zoning will not tend to or aclually depreciate the area in which it is
proposed.
1'he proposed zoning can be accommodated with existing and planned public services
and will not overburden the city's service capacity.

RECOMMENDATION
The Planning Commission recommends approval of the requested rezoning to the City Council
ADOPTED by the Chanhassen Planning Commission this 71h day of April 2026
