Chanhassen, MN 55317 I am writing this letter to you today to help the City of Chanhassen understand our intent for the use of the use of the existing building and property with every intent to comply with Chanhassen's 12 general standards for a conditional use permit. A. Steinhagen Properties, LLC and its tenant Steinhagen Enterprises, Inc. will not be detrimental to or endanger the public's health, safety, comfort, convenience, or general welfare of the neighborhood or the city. We currently have policies and procedures in place to protect our employees and neighbors. These policies will be continued at the new location. B. Steinhagen Enterprises, Inc. will be consistent with the objective of the City's Comprehensive Plan and this chapter. C. The building upgrades and outdoor storage area will be designated, constructed, operated, and maintained so to be compatible in appearance with the existing or intended charter of the general vicinity and will not change essential character of that area. D. Steinhagen Enterprises, Inc. will not be hazardous or disruptive to the existing or planned neighboring uses. E. Steinhagen Enterprises, Inc. will be adequately served by the essential facilities and services, including streets, police, fire protection, drainage structures, refuse disposal, water, sewer systems, and schools. F. Steinhagen Enterprises, Inc., will not create excessive requirements for the public facilities and services and will not be detrimental to the economic welfare of the community. G. Steinhagen Enterprises, Inc. will not involve uses, activities, processes, materials, equipment, and conditions that will be detrimental to any person, property, or general welfare because of extensive production of traffic, noise, smoke, fumes, glare, odors, rodents, or trash. H. Steinhagen Enterprises, Inc. will have vehicular approach to the property which does not create traffic congestion or interfere with the traffic or the surrounding public thoroughfares. I. Steinhagen Enterprises, Inc. will not do activities that will result in the destruction, loss, or damage to the solar access, natural, scenic, or historic features of major significance. J. Steinhagen Enterprises, Inc., will be aesthetically compatible with the area. K. Steinhagen Enterprises, Inc., will not depreciate surrounding property values. L. Steinhagen Enterprises, Inc., will meet the standards prescribed for the uses provided in this article. "An Affirmative Action Equal Opportunity Employer" M. We are excited to move to the City of Chanhassen. It is our belief that relocating here will be good for our company as we will be better located to access our customers. We also believe that the City of Chanhassen area will provide us with access to more options for repairs, supplies, materials, vendors, and lunch option. Steinhagen Enterprises, Inc. will follow the standards that are specific to Contractor yards in the City Code: • Equipment and supply storage will be screened or enclosed. Screening shall comply with buffer yard D and F4 fencing as specified in this chapter. • Vehicles/equipment shall be stored within an enclosed or screened area. • No unlicensed or inoperable vehicle/equipment shall be stored on premises. • All chemicals shall be stored in proper storage facilities, specified by OSHA regulations. • The contractor shall be licensed, bonded and insured.
