SUBJ: Rezoning Request Petition for the Northeast Portion of Chanhassen
Attached hereto, is a petition received by the city requesting that
"the City of Chanhassen re -study the zoning regulations for Chanhassen,
in general, and in particular, North of Carver Beach, with Highway
101 being the boundary on the east, County Road 17 on the west, to
the north city boundary." This petition states that the present
zoning of one unit per 15,000 square feet is inadequate and incomperable
to the current neighborhood and adjoining Villages.
The planning commission should at this time comment as, to the request
compatibility with the existing plans, policies and ordinances, and
the overall effect of the adoption of the standard of 40,000 square
feet. These comments should culminate in a recommendation to the
city council as to whether or not a study to readjust the standards
should be undertaken.
Staff cannot comment at this time, onthe merits of this request,
however, such a study would require much staff time which may detract
from the priority of handling imminent action requests.

TO THE VILLAGE OF CHANHASSEN
VIE DO PETITION FOR THE CITY OF CHANHASSEN TO RE -STUDY THE ZONING REGULATIONS
FOR CHANHASSEN, IN GENERAL, AND IN PARTICULAR, NORTH OF CARVER BEACH, WITH
HIGHWAY 101 BEING THE BOUNDARY ON THE EAST AND COUNTY ROAD 17 ON THE WEST TO
THE NORTH CITY BOUNDARY.
THIS REQUEST IS SUBMITTED, BECAUSE THE CURRENT CHARACTER OF THE NEIGHBORHOOD
IS NOT CONSISTENT WITH THE PRESENT ZONING OF ONE UNIT PER 15,000 SQUARE FEET.
BECAUSE OF CURRENT DEVELOPMENT GOING ON IN THE AREAS OF NEAR MOUNTAIN, THE
WILMA THOMPSON PROPERTY, AND THE BARTLETT PROPERTY, WE REQUEST THAT THE VILLAGE
GIVE THOUGHT IN THE PREPARATION OF THEIR COMPREHENSIVE PLAN TO ZONING THESE
AREAS 40,000 SQUARE FEET PER RESIDENCE, OR EQUIVALENT RM DESIGN, WHICH IS IN
KEEPING WITH THE CURRENT NEIGHBORHOOD AND COMPARABLE VILLAGES.
IN ADDITION, WE REQUEST THAT NO PLATS OR SUBDIVISIONS FOR MULTI -LOT
DEVELOPMENTS BE APPROVED FOR SUCH REASONABLE PERIOD DEEMED ACCEPTABLE BY THE
VILLAGE COUNCIL OF CHANHASSEN.
