BOX 147 0 CHANHASSEN, MINNESOTA 55317 (612) 937-1900 MEMORANDUM r TO: Planning Commission FROM: City Engineer, Bill Monk DATE: July 17, 1981 SUBJ: Carver Beach Replat (Quady Property) The following recommendations (as numbered) were generated as a Dart of the overall review of the proposed plans. Streets Preliminary street profiles are detailed on sheet 4 of the plans and comply with all applicable ordinances. 1) As noted on the cover sheet of the petitioner's package of plans, this proposal requires extensive right-of-way vacations. The overall scheme is acceptable but no portion of Western Drive (shown as 67th Street) should be vacated at this time. The petitioner does not need this street vacated to make the plan functional and the City should not limit future traffic possibilities. 2) The south right-of-way line must be realigned by the northeast corner of the Hobb's property to insure that the right-of-way does not overlap private property. , 3) The southeast corner of Lot 11, Block 1 should be dedicated as right -of --way to allow for a proper'(900) intersection for a future northward extension of Nez Perce. 4) A right-of-way (501) stub should be platted between lots 6 and 7 of Block l to allow for future traffic circulation as the area develops. Sanitary Sewer As detailed on sheet 5 of the plans (proposed utilities), sanitary sewer is available in the area and will service the lots through lateral extensions. Final construction plans will be required and shall meet City standards and specifications as approved by this office.
