an enclosure onto the.rear of the existing structure. The subject .
property is a non -conforming use and'that.it does not. contain 15,000
square feet of area and zoning ordinance requires.that variances
be contained for any non -conforming uses are intensified.

Petition
Mr. Keefer is proposing to add on a front and rear entry way onto
an existing house at 6821 Carver Beach Road. The subject property
is presently non -conforming in respect to lot area size.
Background
1. Community Location: As shown in enclosure 1, the subject property
is located at the intersection of W. 68th Street and Carver Beach
Road.
2. Existing Zoning: The subject property is presently R-1, single
family residential district.
3. Utilities: Sanitary sewer and water are presently available to
the subject property.
Planner's Comments
1. As previously mentioned, the subject property is non -conforming
with respect to the 15,000 square foot lot area requirements of the
zoning ordinance 47. The applicant has not submitted sufficient
plans showing the relationship of the structure to the surrounding lot
line. Further investigation of this relationship, may prove to that
the property is also non -conforming to this aspect.
