78-08 Variance 3060 to 3066 Carver Beach Plat Scanned Planning FileCITY'OF 1z CHANHASSEN 7610 LAREDO DRIVE*P.O. BOX 147oCHANHASSEN, MINNESOTA 55317 (612) 474-8885 PLANNING REPORT DATE: June 1, 1978 TO: City Manager, Don Ashworth FROM: Assistant City Planner, Bob Waibel SUBJ: Variance Request for Marjorie A. Gherity PLANNING CASE: P-546 Petition Ms. Gherity is proposing to construct a single family residential structure on Lots 3060-3066, Carver Beach. The subject proposal requires a variance to lot area requirements of the R-1 district and a variance to the corner lot frontage requirements of Subdivision Ordinance 33. Background 1. Existing Zoning: The subject property and it's environs are currently zoned R-1, single family residential district. 2. Community Location: As shown in enclosure 1, the subject property is located the southwest quadrant of the intersection of Iroquois and West 68th Street in the Carver Beach Neighborhood. Planner's Comments 1. In light of the platting standards used in the Carver Beach plat, the corner lot frontage requirements of subdivision ordinance 33 should be considered inapplicable to this request. The subject property has 100 feet of frontage on W. 68th Street, whereas 105 are required. 2. The subject property contains approximately 11,436 square feet whereas 15,000 square feet are required by ordinance 47. 3. The subject property has been assessed one sewer lateral and trunk unit and one water lateral and trunk unit. 4. As shown in enclosure 2, the applicant intends to carry out the plan so as to retain as many trees as possible. City Manager l J -2- 0 June 1, 1978 5. The Board of Adjustments and Appeals held a public hearing on May 16, 1978, and subsequently voted to recommend approval of the subject request. Planner's Recommendation I recommend that the city council approve the Gherity request for a variance for the following reasons: a). The platting practices in the Carver Beach plat are not totally workable with the present development standards as adopted by the City of Chanhassen. b). The subject property has been assessed water and sewer units. _ OF if LI F •F • \RIP ®® •• ' PN •_ S S dot; A pQ R7y \.''`'-\f •' Lotus Lake Lucy I • ' • I i OF Lake . •' 1 Lake Ann vs '®" • \ \ OF JI _ ; I • OPL .F PK • •• l\`PL\• _ O I OF • ® ERU OF -RFT D,1 BO EVARD .F a¢ LI fl8 ® a .F flB .F ( OF 5 •F ^ ¢ RR i ff10 O PPO .} PJ Q ^ PK ' OF Lake Susan „l Rice Marsh "- Lake .F J .F .F OF OF OF 0 3900 39 OF LYMAN PL BOULEVARD 11 OF FIF o W. 67' 1103Iv CARVER TITV j 1 6Ir1 IT 14d-d-1 Ijf a IVY I ROAD I 1836 r, O FP _ _40 HAWTHORNE RD i z i' I It W. Gherity PLANNING CASE: P-546 Petition Ms. Gherity is proposing to construct a single family residential structure on lots 3060 through 3066, Carver Beach. The subject proposal would require a variance to the lot area requirements of the R-1 district and variances to the corner lot frontage requirements of the Subdivision Ordinance 33. Background 1. Existing Zoning: The subject property and its environs are currently zoned R-1, single family residential district. 2. Community Location: As shown in enclosure 1, the subject property is located at the southwest quadrant of the intersection of Iroquois and West 68th Street. Planner's Comments 1. Section 8.06(c), Subdivision Ordinance 33, requires that corner lots be 15 feet wider than interior lots. That part of the subject property fronting on Iroquois is deficient in this aspect by 12.7 feet. 2. The subject property contains approximately 11,436 square feet whereas 15,000 square feet are required by Ordinance 47. 3. The subject property has been assessed 1 sewer lateral and trunk unit and one water lateral and trunk unit. 4. The plan should be carried out so as to retain as many trees as possible as indicated in enclosure 2. Planner's Recommendation I recommend that the Board of Adjustments and Appeals vote to recommend the city council approve the plan as proposed. i i BOARD OF ADJUSTMENTS & APPEALS MOTION SHEET P ING CASE • J / 6 ANN APPLICANT: REQUEST: MEMBERS PRESENT: MOTION BY: w' j- SECOND: P/ All MOTION: Recommend that the City Council G/' — GROUNDS FOR RECOMMENDATION: PUBLIC COMMENTS: CITY OF CHANHASSEN AFFIDAVIT OF MAILING NOTICE OF HEARING STATE OF MINNESOTA ) ss.
