Petition
Ms. Gherity is proposing to construct a single family residential
structure on Lots 3060-3066, Carver Beach. The subject proposal requires
a variance to lot area requirements of the R-1 district and a variance
to the corner lot frontage requirements of Subdivision Ordinance 33.
Background
1. Existing Zoning: The subject property and it's environs are
currently zoned R-1, single family residential district.
2. Community Location: As shown in enclosure 1, the subject property
is located the southwest quadrant of the intersection of Iroquois and
West 68th Street in the Carver Beach Neighborhood.
Planner's Comments
1. In light of the platting standards used in the Carver Beach plat,
the corner lot frontage requirements of subdivision ordinance 33 should
be considered inapplicable to this request. The subject property has
100 feet of frontage on W. 68th Street, whereas 105 are required.
2. The subject property contains approximately 11,436 square feet
whereas 15,000 square feet are required by ordinance 47.
3. The subject property has been assessed one sewer lateral and trunk
unit and one water lateral and trunk unit.
4. As shown in enclosure 2, the applicant intends to carry out the
plan so as to retain as many trees as possible.

5. The Board of Adjustments and Appeals held a public hearing on
May 16, 1978, and subsequently voted to recommend approval of the subject
request.
Planner's Recommendation
I recommend that the city council approve the Gherity request for a
variance for the following reasons:
a). The platting practices in the Carver Beach plat are not
totally workable with the present development standards as adopted
by the City of Chanhassen.
b). The subject property has been assessed water and sewer
units.

Planner's Comments
1. Section 8.06(c), Subdivision Ordinance 33, requires that corner
lots be 15 feet wider than interior lots. That part of the subject
property fronting on Iroquois is deficient in this aspect by 12.7 feet.
2. The subject property contains approximately 11,436 square feet
whereas 15,000 square feet are required by Ordinance 47.
3. The subject property has been assessed 1 sewer lateral and trunk
unit and one water lateral and trunk unit.
4. The plan should be carried out so as to retain as many trees as
possible as indicated in enclosure 2.
Planner's Recommendation
I recommend that the Board of Adjustments and Appeals vote to recommend
the city council approve the plan as proposed.
