Kerber PLANNING CASE: P-545 Petition Ita, Mr. Kerber is proposing to add onto the existing house and garage on Lot 13, Block 2, of Scholers Second Addition. The variances requested are as follows: a). lot area variance of 2,000 square feet; b). side yard variance of 4 feet; c). front yard variance of 14 feet. The zoning ordinance 47 requires: a). residential lot area of 15,000 square feet; b). side yards of 10 feet; c). front yards of 30 feet. anner's Comments 1. The subject property is currently zoned R-1, single family residential and has all municipal services. 2. As shown in enclosure 2, the proposed additions would follow the present alignment of the house and garage. 3. The Board of Adjustments and Appeals conducted a public hearing on May 16, 1978, as prescribed by city ordinance. The Board of Adjustments and Appeals unamiously approved the request as submitted. There was some discussion as to the applicant placing the garage entrances on the north side of the structure at some future date. Mr. Kerber was advised that such an action would require separate consideration because of the involvement of public right of way.
