SUBJ: Johnson and Peterson Subdivision
PLANNING CASE: P-367
Petition
The applicants, Johnson and Peterson, are proposing to subdivide
a 12+ acre parcel of land into 6 industrial sites.
Background
Community Location: As shown in enclosure 1, the subject property
is located on the north side of Highway 5 directly east of the
Buesgens Office building. The subject property is totally contained
within Hennepin County.
Municipal Services
Sanitary sewer and water is in place and in service to the subject
property. The location of said sanitary sewer and water line is on
the western edge of the subject property.
Com.-rehensive Plan Proposal
The adopted City Plan suggests the subject property and environs
assume an industrial identity.
Existin,_: Zoning
The subject property and parcels to the east and west are zoned P-3,
Planned Community Development District.

The criteria for evaluating the petitioner's request is found in
Section 16 of the zoning ordinance. All the uses that are proposed
to be developed on the subject property are permitted within the
P-3, Planned Community Development District.
Local access to the subject property, as shown above, is to be via
a system of frontage roads. Prior to the construction of any
improvements on the subject property, the city will have to order
a local improvement project. to construct the above defined frontage
road.
The subdivision plan as proposed, is a good layout and design and
should be an asset to the City of Chanhassen.
At this stage of the development process, the Planning Commission
should only comment on the consistency of the applicants proposal
to the adopted City Plan.
I recommend the Planning Commission look with favor on the applicants
request and find the proposed subdivision plan to be consistent
with the city's plan for land use, transportation and utilites.
The applicant, however, should be aware of the city's desire to
construct an attached frontage road running along the south edge of
the subject property. The applicant should be encouraged to solicit
support from adjacent properties to the east and petition the city
council to construct said attached frontage road.
