25-19 Signed FOF pc rezoneCITY OF CHANHASSEN CARVER AND HENNEPIN COUNTIES, MINNESOTA FINDINGS OF FACT AND RECOMMENDATION IN RE: Application of Property Owner Darlene Hanson, for a rezoning ofthe Parcel described in Exhibit A. On January 20,2026. the Chanhassen Planning Commission met at its regularly scheduled meeting to consider the application for rezoning the property located at 7750 Crimson Bay Road The Planning Commission conducted a public hearing on the proposed rezoning which was preceded by published and mailed notice. The Planning Commission heard testimony from all interested persons wishing to speak and made the following Findings of Fact on the remaining application. FINDINGS OF FACT l. On December 19,2O25 the City received a land use application for the property legally described in attachment Exhibit A for the following: A. A rezoning from Rural Residential (RR) to Single-Family Residential District (RSF). 2. The property is currently zoned Rural Residential. 3. The property is guided by the Land Use Plan as Residential Low Density. 4. The RSF zoning district is an eligible zoning district for the Residential Low Density land use designation. 5. The proposed RSF Single Family Residential District meets the required standards for approval: The proposed zoning has been considered in relation to the specific policies and provisions ofand has been found to be consistent with the offrcial City ofChanhassen 2040 Comprehensive Plan for Residential Low Density land use areas. b. The proposed zoning is or will be compatible with the present and future land uses of the area. The proposed zoning conforms to all performance standards contained in the Zoning Ordinance. d. The proposed zoning will not tend to or actually depreciate the area in which it is proposed. The proposed zoning can be accommodated with existing and planned public services and will not overburden the city's sewice capacity. a c REZONING FINDINGS f. Traffic generation by the proposed use within the zoning district is within the capabilities ofthe streets serving the property. 6. The planning report Planning Case 2025- 19, dated January 14,2026, prepared by Rachel Arsenault, et al, is incorporated herein. RECOi\T]\IENDATION The Planning Commission recommends approval of the requested Rezoning Ordinance subject to the condition listed herein to the City Council.
