policy-making capacity. A rezoning must be consistent with the city’s Comprehensive Plan.
Notice of this public hearing has been mailed to all property owners within 500 feet.

Chapter 20, Article 20-XII, "RSF" SINGLE-FAMILY RESIDENTIAL DISTRICT
PROPOSAL/SUMMARY
The Applicant is requesting a rezoning from Rural Residential to Single-Family Residential. This
rezoning will facilitate the future planned lot line adjustment, decreasing the size of the
property at 7750 Crimson Bay Road. The portion to be rezoned correlates with the final lot lines
after the adjustment.
BACKGROUND
The subject property was reguided in the Comprehensive Plan guidance from Residential Large-
Lot to Residential Low-Density in 2023 due to a planned extension of utility access that was
installed in 2024. The property requires a rezoning prior to any additional development
applications.
REZONING REVIEW
The Property Owner proposes to rezone a portion of the property from Rural Residential (RR) to
Single-Family Residential (RSF). The rezoning has been requested to facilitate the future
adjustment of the property lines for the home at 7750 Crimson Bay Road to reflect the property
description in Exhibit A. The remainder of the property will maintain the current zoning
designation of Rural Residential (RR).
This proposed rezoning is in accordance with the 2040 Comprehensive Plan and Land Use Map,
which designates this property Residential Low Density with an allowable net density of 1.2- 4
units/acre. Within the Residential Low Density land use designation, the following zoning
districts are allowed: RSF (Residential Single Family), R-4 (Mixed Low Density), RLM (Residential
Low and Medium Density), or PUD-R (Planned Unit Development Residential).
Properties adjacent to the Subject Property are guided Public/Semi Public, and Residential
Large Lot. The zoning districts of adjacent properties are Rural Residential (RR), and Agricultural
Estate (A-2).
RECOMMENDATION
The Chanhassen Planning Commission recommended approval of the rezoning located at 7750
Crimson Bay Road from Rural Residential to Single-Family Residential.
