As you requested, I am herein forwarding one (1) copy of City Ordinance #47, Chanhassen Zoning Ordinance, to your attention. The pertinent Ordinance section is 11.00 and the Zoning Map found on pages 12 and 13. In addition, please note section 19, Subsection 19.13. As stated in said subsection, all commercial and industrial land uses in excess of 10 acres shall be submitted as a proposed planned unit development. From the contents of your letter I cannot determine if said subsection would apply. Assuming the proposed uses are of a general retail nature, the parking requirements for an 8,500 square feet facility would be 57 parking spaces. (Ref. Section 11 Subsection 11.07). The above property is presently owned by Chanhassen Holding Co., Robert H. Mason Construction Company, etal. I mentioned to you in our phone conversation that we are proposing building for lease a building of 8500 square feet to be occupied by two tenants. The westerly tenant occupying 4500 square feet of the above building and would be used for automotive parts, sales and service. The easterly portion of the building to be occupied by a food retailer like a superette. I would, appreciate your forwarding a copy of your current Chanhassen zoning requirements for parking and for the zoning classification the above property falls within, which is community service. I would also appreciate your computation of the required on - site parking spaces based on the above building size and -.use. The intent of Chanhassen Realty Co. is to build for lease on the above site a building for the above use.
