In accordance with your request, I have made a preliminary review of the proposed
preliminary plat of Lots 3, 4, and 5, Bluffview Addition, as depicted on Valley Eng .
Co. , Inc. survey of February 23, 1973. My report is as follows;
It is proposed that Lots 4 and 5 be enlarged by adding land to extend the lots northerly
to the right of way line of the proposed 33 foot roadway as shown on the survey. In
addition, there will be a re -alignment of the north -south lot lines of Lots 3, 4, and
5, with a small reduction in the size of Lot 3.
In order to accomplish this intended purpose the following will be necessary:
a) Acquisition of additional land from the Teich interests to the extent
necessary to enlarge Lots 4 and 5, and to provide for the proposed
roadway.
b) Acquisition of a temporary easement from the Teich interests to
accommodate the semi -cul-de-sac.
c) Vacation of that portion of the existing roadway fronting the three lots.
d) Undertaking the necessary proceedings under Ordinance 33, including
a public hearing, for the re -plat of Lots 3, 4, and 5 of this addition
as the proposal constitutes the platting and subdivision of lands under
the subdivision ordinance.

The mechanics of how the property needed under items (a) and (b) above is to
be acquired should be left up to the developer, and only after he has the written
commitment of the Teich interests to make this land available should the Village
consider items (c) and (d) .

Enclosed are pages 6 - 11of the Platting Ordinance which explains
in detail the procedure followed to submit a preliminary plat.
The basic plat as presented to me appears to meet most of the
requirements „ however there are some minor details that have to
be added as per the Platting Ordinance. You should resubmit
this preliminary. --plat in detail with full accordance Section 6
and Section 7,of-the Platting Ordinance as soon as possible.
Mr. Teich an �Mr. Happe will bet?-i have to present a letter requesting
the vacr:r_',�n'bf the existing dedicated roadway. There will have to
be a Public Hearing held on the vacation of this street at the same
time as the preliminary plat.
