Subject: Acceptance of Roadway Through Bang's Acres as
a Public Road
As requested, we have reviewed the proposal of Mr. Halvor Bang to convey the
road through Bang Acres to the public, and have the following observations:
1. The right-of-way width proposed to be dedicated varies but is generally
40 feet wide. The Village subdivision ordinance requires a 50-foot
minimum R/W width.
2. The paved roadway varies in width from 18 to 26 feet, whereas the Village
Ordinance requires a 28-foot wide roadway. The road surface appears to
be in good condition and is generally located near the center of the pro-
posed R/W.
3. The roadway terminates in a 100-foot square paved turn -around. This is
more than adequate, since the ordinance requires only a 100-foot diameter
paved space.
4. The area is drained through ditches both north and south of the roadway,
draining eastward to County Road 117. We are not aware of any drainage
problems.
RECOMMENDATIONS:
1. Additional right-of-way to meet the 50' minimum width, if obtained by
taking equally from the abutting properties on both sides, should not
cause damage to any particular object or building. We recommend that
a 5' road easement be secured from properties on each side.
2. The roadway could be widened to the standard 28' width without damage
to abutting properties. however, the present roadway width is adequate
to serve the existing homes. Possible extension of the roadway westward-,
from the existing cul-de-sac to possible development of.additional lots
in the .D'Ailly tract.,_i-s--about-'the limit in length. West Junior High
School --lies Because it will be necessary to remove the road
surface when utilities are installed, we recommend that any widening of the
road, ditch filling and curbing be done as a part of the project.
3. With these conditions, we recommend your acceptance of his proposal.

Subject: Bang Acres in Southeast Quarter of
the Northwest Quarter of Section 3,
Township 116 North, Range 23 West
of,the 5th Principal Meridian.
Dear Mr. Bang:
We have completed our preliminary investigation and
appraisal of the costs of surveying and describing a roadway
across the subject property. Our findings are as follows:
1. We know that some of the boundary lines now established
in the Northwest Quarter of Section 3 are not based on
the true Public Land Survey corners. Therefore, before
we could do any surveying of your property, we would
insist on checking the boundarys based on a sectional
break down in conformance with Government standards.
2. The easterly portion of the existing road is a residue
of lands sold to private parties. Some of these proper-
ties are described from the south and others from the
north. This practically guarantees that the roadway is
not of uniform width --- it'also makes it impossible to
`i locate without surveying each individual tract.
3. The westerly portion of the road appears to be a private
easement which crosses a part of the Reese Property and
parts of your lands which you claim are sold. If these
lands have been deeded,the documents are not of record.
The research, investigation, field surveys, preparation of
plats and descriptions necessary to resolve this confusion might
easily cost $2,000.00 worth of our time and an unknown amount
of attorneys fees.
