This inventory and evaluation will help the land developer and the city con: the adequacy of the plan in terms of the following: 1. Limitations of soils for the intended use. 2. Prevention of erosion due to land disturbance. 3. Conservation treatment of storm drainage water to control increased runoff and protect downstream landowners. 4. Harmonious development of roads in relation to slope, soils_, drainaE and landscaping: 5. Construction and maintenance of water and erosion control structure: where needed. These areas should be promptly be seeded to p manent grass cover or to atemporary grass for protection. The Hayden soils on D slopes (12 to 18% - red) need careful design and have high landscape alteration requirement. The erosion and sediment hazard is i during the construction phase of development. The Hayden soils on E dopes (18 to 25% - blue) and F slopes (25%+ - blue) ha very severe erosion and sediment hazard and are best kept in permanent vegel cover and used for park or protected open space. The erosion and sediment hazards and the conservation practices needed to c: soil erosion during construction is very important because the water and sec runoff goes directly into Lotus Lake. The Cordova -Webster (Cw) and the Glencoe (Ge) shown with red lines on the ma are wet soils, having a seasonal high water table that will cause basement s age and other wetness p-roblems. The landscape architect or development designer should prepare a soil and wa conservation plan as a part of the site plan that would show the following: (See Urban Erosion Control Handbook published by the Metro Association of So and Water Conservation District's, August 1973. The page number is listed a each item.) 1. Orient the development to the site so that minimum land grading and site preparation is required. (pp3-4) 2. Show location of stock pile areas for topsoil that will be used in fi grading for a seed bed for landscape planting. (pp 2) 3. Provide a planned time table for development phases including a land grading plan for building sites, streets, utilities, erosion control and surface and subsurface ifatfs^drainage. (pp 3 and 4) 4. Plan for surface water runoff and provide grass waterways (pp 33 to and storm drains as needed. 5. The drainage plan for the Glencoe silty clay loam and Cordova -Webster silty clay loam areas should show the subsurface drainage and/or suml pumps and footing drains, and the method of basement waterproofing ti will be used to keep the seasonal water table below basement floor lE 6. The steep HaE and HaF area, colored blue on the map, along the Nort line of the property should be maintained An5protected open space o extra ordinary design and construction practices will be required t{ insure homesite free of continuing erosion problems. 9. The steep areas surrounding the Harsh and the Marsh itself is very suitable for open space - park use. 10. Install a grade stabilization between Lots 21 and 22 as part of the proposed road along the north lots on the property to prevent the advance of the gully there. (pp 45-48 and 51-57) li. Additional soils and Mologic investigation should be made on questic able soils and/or where milti-story structures are planned. The following is a short description of the soils found on the property and limitations for building sites, foundations for low buildings, and streets c cost roads. HaB, HaC, HaD, HaE, HaF Hayden loam: Hayden soils consist of undulating to steep, well drained soils formed in gl till on convex upland slopes. The surface layer is very dark gray loan abou inches thick. The subsurface layer is dark grayish brown loam about 7 inche thick. The subsoil is dominantly yellowish brown firm clay loam about 34 in thick. The underlying material is light olive brown loam. The major building site limitation is very severe landscape alteration and e and sediment hazard on the E and F slopes (18 to 40%), severe landscape alte and erosion and sediment hazard on the D slopes (12 to 18%)9 and moderate la alteration and erosion and sediment hazard on the C slopes (6 to 12%). In m Hayden areas, water moves through the soil very slowly and basement seepage common problem. When used as foundations -for low buildings, they have a moderate limitation: medium shear strength, moderate shrink -swell potential, medium compressibili medium bearing values, and basement seepage is a common problem. When used for streets and low-cost roads, they have a moderate shrink -swell tial, moderate susceptibility to frost action, moderately fine textured subs( and are found on gently sloping to steep topography. On slopes over 12% the tction becomes severe because of deep cuts and fills. The major building site limitation is wetness. The Cordova -Webster and Gler soils are poorly drained and have a high seasonal water table at 1 to 3 feet When used as foundations for low buildings, they have a severe limitation: seasonal water table, medium shear strength and bearing values, moderate to shrink -swell potential, and medium compressibility. When used for streets and low-cost roads, they have a high seasonal water to high susceptibility to frost action, moderate to high shrink -swell potential and a moderately fine textured subsoil. Ma Marsh This miscellaneous land type includes shallow lakes, ponds and sloughs that port aquatic vegetation. Emergent plants such as cattails, reeds, sedges an water tolerant grasses are present. These areas have open water most of the The soil material is too wet to be classified, but is commonly a peaty muck loamy mineral soil. Size of the areas ranges from 2 to 100 acres and occupi closed depressions and borders of lakes and streams. The major building site limitations are frequent ponding and organic materia that is very poorly drained with the water table near the surface or ponded. When used as foundations for low buildings, they have unfavorable soil chars istics, including organic soil that is very poorly drained and has a high wa table. When used for streets and low-cost reads, they have a low bearing capacity w the water table near the surface or ponded and an organic surface texture of variable depth.
