ORDINANCE NO. 755
AN ORDINANCE AMENDING CHANHASSEN BUSINESS CENTER PLANNED UNIT
DEVELOPMENT ZONING ORDINANCE
THE CITY COUNCIL OF THE CITY OF CHANHASSEN ORDAINS:
Section 1. Section (b) of the Chanhassen Business Center PUD is amended in its entirety to
read as follows:
b. Uses
1. Permitted Uses. The permitted uses in this zone should be limited to light industrial,
warehousing, and office as defined below. The permitted uses shall be limited to those
as defined herein. If there is a question as to whether or not a use meets the definition,
the City Council shall make that interpretation.
a. Light Industrial. The manufacturing, compounding, processing, assembling,
packaging, or testing of goods or equipment or research activities entirely within
an enclosed structure, with no outside storage. There shall be negligible impact
upon the surrounding environment by noise, vibration, smoke, dust or pollutants.
b. Warehousing. Means the commercial storage of merchandise and personal
property.
c. Office. Professional and business office, including daycare center as a separate
facility or part of a multi-tenant facility with or without outdoor play areas, and
indoor sports training or health club, non-retail activity.
2. Permitted Accessory Uses. The Permitted Accessory Uses shall be limited to those uses
as defined below.
a. Accessory solar energy systems (subject to the requirements of City Code
Section 20-1093)
b. Commercial kitchen operated in conjunction with a brewery taproom or
microdistillery cocktail room, subject to the requirements of City Code Section
20-971.
c. Parking lots and ramps
d. Retail sales of products stored or manufactured on the site provided no more
than 20 percent of the floor space is used for retail sales.
e. Signs
3. Conditional Uses. The Conditional Uses shall be limited to those uses as defined below.

a. Brewery operated in conjunction with a taproom, producing over 3,500 barrels
per year.
b. Commercial towers as regulated by article XXX of this chapter.
c. Food processing
d. Outdoor health and recreation clubs
e. Screened outdoor storage
Section 2. This ordinance shall be effective immediately upon its passage and publication.
PASSED AND ADOPTED this 12th day of January, 2026, by the City Council of the
City of Chanhassen, Minnesota.
