25-04 Chan Bluffs PresentationPlanning Case #2025-04 Chanhassen Bluffs Community Center Planning Commission – May 6, 2025 Scheduled City Council – May 19, 2025 Applicant: City of Chanhassen Requesting approval of the Chanhassen Bluffs preliminary plat. Location: Outlot E, Avienda Townhomes Zoning Designation: - Planned Unit Development (PUD) Land Use Designation: - Office/Commercial Avienda PUD Outlot E - earmarked for recreational or entertainment use. Senior Housing Complex - No longer anticipated south of Bluff Creek Drive Conceptual site plan only – will evolve through the design and planning process. SUBDIVISION REVIEW When considering a subdivision application, City Code directs the City to consider seven (7) aspects of the proposed subdivision. The seven (7) considerations and findings are as follows: a)The proposed subdivision is consistent with the zoning ordinance. b)The proposed subdivision is consistent with all applicable city, county and regional plans including but not limited to the City's Comprehensive Plan; c)The physical characteristics of the site, including but not limited to topography, soils, vegetation, susceptibility to erosion and siltation, susceptibility to flooding, and stormwater drainage are suitable for the proposed development; d)The proposed subdivision makes adequate provision for water supply, storm drainage, sewage disposal, streets, erosion control and all other improvements required by the subdivision ordinance; e)The proposed subdivision will not cause significant environmental damage subject to compliance with the conditions of approval; f)The proposed subdivision will not conflict with easements of record; g)The proposed subdivision is not premature. A subdivision is premature if any of the following exists: 1) Lack of adequate stormwater drainage. 2) Lack of adequate roads. 3) Lack of adequate sanitary sewer systems. 4) Lack of adequate off-site public improvements or support systems.
