THE TRAFFIC SITUATION AT THIS LOCATION IS
COMPLEX, WITH MANY VARIABLES. THERE ARE TWO
CONDITIONS WHICH WE ARE ATTEMPTING TO SOLVE
FOR.
INTERIM CONDITION: BETWEEN BUILDING
CONSTRUCTION AND THE RAB COMPLETION IN 2028.
ULTIMATE CONDITION: AFTER RAB IS COMPLETED.

Key Timeline Details
•Goal to complete construction prior
to RAB Construction to avoid
damaging infrastructure.
•New residents would not be moved in
during the period of greatest impact
from Highway 5 Detour.
•We anticipate Highway 5 to be open
by the time the building is fully
leased.
•We are working with the City and
MnDOT to determine the feasibility of
a temporary signal.
•When Completed and Occupied, the
project is projected to generate:
•Up to 298 Daily Trips
•18 Peak Hour Morning Trips
•22 Peak Hour Afternoon Trips
•This amounts to one vehicle every 3
minutes at the peak hours.
•Peak times do not coincide with drop
off/ pick up times for Middle School.
•The RAB can handle the anticipated
trip volumes.
