2025-83.docx1 CITY OF CHANHASSEN CARVER AND HENNEPIN COUNTIES, MINNESOTA DATE: November 24, 2025 RESOLUTION NO: 2025-83 MOTION BY: Kimber ____ SECONDED BY: Schubert A RESOLUTION APPROVING A METES AND BOUNDS SUBDIVISION AND GRANTING A VARIANCE TO CITY CODE SECTION 18-4 AT THE NORTHWEST CORNER OF LYMAN BLVD AND GREAT PLAINS BLVD, CHANHASSEN, MINNESOTA WHEREAS, the City of Chanhassen has requested subdivision approval, described as Exhibit A, with a related variance to city code section 18-4 to permit the subdivision to be recorded with a metes-and-bounds property description on property in Chanhassen described in Exhibit B: WHEREAS, the property has been deemed excess public right of way by Carver County; and WHEREAS, the property is guided by the 2040 Comprehensive Plan as Mixed Use; and WHEREAS, the property shall be rezoned in accordance with the City of Chanhassen Comprehensive Plan; and WHEREAS, the proposed metes and bounds subdivision complies with all requirements of the Chanhassen City Code; and WHEREAS, the proposed metes and bounds subdivision adequately provides for water supply, storm drainage, sewage disposal, streets, erosion control and all other improvements required by the city; and WHEREAS, the proposed metes and bounds subdivision is consistent with the Chanhassen Comprehensive Plan and Zoning ordinance. NOW, THEREFORE, BE IT RESOLVED that the Chanhassen City Council hereby approves a metes and bounds subdivision consisting of two tracts, Exhibit A and B, and a variance to City Code section 18-4, subject to the following conditions of approval and adoption of the Findings of Fact and Decision. Passed and adopted by the Chanhassen City Council this 24th day of November 2025.
