Michael Jeffrey lngram and Elspeth Mary Louise lngram, Trustees of the lngram Family Trust, in
fee simple, and that the following documents are good and sufficient to allow the Registrar of
Titles of Carver County, Minnesota, to cancel Certificate of Title No. 42947.O and issue a new
Certificate of Title for the property set forth thereon (the "Property"), changing the face of the
Certificate to indicate the vacation of certain easements based upon the Resolution and
Minnesota Statutes Sections 508.71, to-wit:
1. A certified copy of the City of Chanhassen's Resolution VacatinS Platted Public Drainage
& Utility Easements over only the portions of the Property indicated therein;
2. A Certificate of Trust dated June 6, 2O22 and filed for record on June 9, 2O22 as Carver
County Document No. T224576, compliant with Minnesota Statutes Chapter 501C, for the
lngram Family Trust, signed by Michael Jeffrey lngram and Elspeth Mary Louise lngram,
attesting to the details of the Trust and the power of sale contained therein;
3. An original Affidavit of Trustee dated April 8, 2025 compliant with Minnesota Statutes
Chapter 501C for the lngram Family Trust, signed by Michael Jeffrey lngram and Elspeth
Mary Louise lngram, attesting to the Trustee's authorizations relative to the transaction
set forth immediately below in paragraph 4;
4. Anoriginal G rant of Permanent Easement for Drainage and Utility Pu rposes dated April 8,
2025, from Michael J. lngram and Elspeth Mary Louise lngram, as Trustees of the lngram
Family Trust dated December 27, 2O2O, to and in favor of the City of Chanhassen over
only the portion of the Property set forth on Exhibit A attached thereto;

Michael Jeffrey lngram and Elspeth Mary Louise lngram, as Trustees of the lngram
Family Trust dated December 21,2020, for the Property and modifying the face of the
Certificate to delete "Subject to utility and drainage easements as shown on the
recorded plat thereof (LOT 1, BLOCK 1, HISCOX ADDITION)" to instead state "Subject
to utility and drainage easements as shown on the recorded plat thereof, with the
exception of the portion thereof vacated by virtue of the City of Chanhassen's
