VARIANCE 2025-I4
l. Permit. Subject to the terms and conditions set forth herein, the Citi. ofChanhassen hereb-v
grants the following variance:
'l'he Chanhassen Board of Appeals and Adjustments approves the requested variance for
a front vard setback for the construction of a deck located at 6580 Pleasant Vie* Way.
2. Pronertr'. The variance is for a propertl' situated in the City ofChanhassen, Carver Countv,
Minnesota. and legalll' described in Exhibit A.
3. Conditions. 'l he variance approval is sub.iect to the follou'ing conditions:
1. Building plans must provide sufficient informalion to verifl that the proposed structure
meets all requirements of the Minnesota State Building Code; additional comments or
requirements may be required after plan review
2. Structure proximitl to propert)' lines (and other buildings) ma1'have an impact on the
code requirements for the proposed buildings, including but nol limited to: allou'able
size, protected openings, and fire-rcsistive construction. These requirements will be
addressed when complete building and site plans are submitted.
3. Retaining ualls (ifpresent) more than four leet high, measured lrom the bottom of the
footing to the top ofthe wall, must be designed by a professional engineer, and a building
permit must be obtained prior to construction. Retaining u,alls (if present) under four feet
in height require a zoning permit.
4. A building permit must be obtained prior to demolishing any structures on the site and
before beginning any construction on the sile.
5. Il'any soil corrections are done on the property, a final grading plan and soil report must
be submitted to the Inspections Division belore permits r.r,ill be issued.
6. The location and configuration ofthe attached deck must substantially conform to rvhat is
shown on the proposed survey by Premier Land Surveying submitted on September 5,
2025, to the citv as a part ofPlanning Case No. 2025-14.
4. Lapse. lf, rvithin one ( l) year of the issuanoe of this variance, the allowed construction has not
been substantialll completed. this variance shall lapse.
