To the members of the Planning Commission:
I am writing to voice my opposition to the proposed Memory care development adjacent to
Lake Ann Park for the following reasons:
- Lake Ann Park is the "central park" of Chanhassen and an important gathering place for our
community. The variances proposed to the regulations below will allow this project to
encroach on our wetlands, destroy the habitat of wildlife and remove dozens of trees.
-Chapter 20, Article 20-VI, Wetland Management District
-Chapter 20, Article 20-VII, Shoreland Management District
- The construction and traffic in the area caused by the project will be a detriment to the area.
Kids and community members use that area for bike riding, walking and exercising. These
recreational uses are part of the broad appeal of the area surrounding Lake Ann Park. Please
don't start chipping away at this peaceful part of our community.
-I could find no information on the track record of the developer to deliver projects of this
type. The agenda references a prior proposal that never went forward. Does the development
team have the capacity to develop this project and to operate it responsibly? The City has the
responsibility to make sure that the memory care facility, if approved, provides high quality
care to the residents. If not, Chanhassen will be in the news should the operator be accused of
negligence to seniors. Also, does the project have financing commitments? If not, it will stall
yet again.
-The average cost of memory care in Minnesota is $6500-$7000 per month, and is not covered
by Medicare. This is well out of reach of the average resident of Carver County. While there is
need for such care, this project will be a money making enterprise. There is nothing wrong
with that, but I urge the City to consider requiring a portion of these units to be affordable to
those at least 80-100% of area median income. Will they be able to lease these units? Perhaps,
to wealthy families from out of our area.
-Chanhassen has approved projects nearby that have already taken away from the appeal of the
Lake Ann Park area. The industrial/office project on the corner of Route 5 and Audubon
destroyed a huge amount of acreage that was home to an abundance of wildlife. I can tell you
that the surrounding residents hate it and resent the City's current trend of overdevelopment.
We moved here in 2017 as did many others for the open space and controlled development.
I urge the commission to vote NO on the proposed development.

Good morning,
I’m emailing my feedback regarding the proposal for the eden springs development project.
While I can appreciate the need for senior housing and tax revenue from the development, I
have concerns about how close this is to Lake Ann Park. I think the park is an invaluable asset
to the community and the nature around it should be preserved for current and future residents.
In addition to preserving the natural beauty around the park, I have concerns with the potential
increased traffic flow on this commonly biked and walked trail.
I hope the city prioritizes the beauty this park brings to the community and denies the
application for development.

Subject:No to Eden Spring Senior Living; YES to a Golf Course

Dear Chanhassen City Council,
I'm writing to express my strong support for the golf course that was once proposed at 1620
Arboretum Blvd and my concerns about replacing it with a senior living facility
While I value our senior residents, a senior facility offers limited tax revenue, places added
strain on emergency services, and reduces age diversity and land flexibility. It also misses the
opportunity to create a space that benefits the broader community.
In contrast, a golf course would boost our local economy through tourism, property value
growth, job creation, and tax revenue. It provides outdoor recreation, promotes health and
social connection, and preserves green space that enhances our city’s appearance. Golf courses
also support environmental benefits and can host events for all ages, making them a vibrant,
long-term community asset.
I hope the council will prioritize the golf course plan, which I believe better serves the future
of our city.
