GRANT OF PERMANENT EASEMENT
FOR DRAINAGE AND UTILITY PURPOSES
MICHAEL J. INGRAM and ELSPETH MARY LOUISE INGRAM, Trustees of THE
INGRAM FAMILY TRUST DATED DECEMBER 21, 2020, ("Grantor"), in consideration of
One Dollar ($1.00) and other good and valuable consideration, the receipt and sufficiency of which
is hereby acknowledged, does hereby grant unto the CITY OF CHANHASSEN, a Minnesota
municipal corporation, the Grantee, hereinafter referred to as the "City", its successors and assigns,
forever, a permanent easement for public drainage and utility purposes over, across, on, under, and
through land situated within the County of Carver, State of Minnesota, as described on the attached
Exhibit "A" and depicted on Exhibit "B" ("the Easement Premises").
INCLUDING the rights of the City, its contractors, agents, servants, and assigns, to enter upon
the Easement Premises at all reasonable times to construct, reconstruct, inspect, repair, and maintain
said public drainage and utility systems over, across, on, under, and through the Easement Premises,
together with the right to grade, level, fill, drain, and excavate the Easement Premises, and the further
right to remove trees, bushes, undergrowth, and other obstructions interfering with the location,
construction, and maintenance of said drainage and utility systems.

The above -named Grantor, for itself, it's heirs, successors and assigns does covenant with the
City, its successors and assigns, that Grantor is well seized in fee title of the above -described Easement
Premises; that Grantor has the sole right to grant and convey the easement to the City; that there are
no unrecorded interests in the Easement Premises; and that Grantor will indemnify and hold the City
harmless for any breach of the foregoing covenants.

A 5 foot wide easement for drainage and utility purposes, over under and across part of Lot 1, Block 1
HISCOX ADDITION and part of Lot 9, Block 1, THE FRONTIER, according to the plats thereof recorded
in Carver County, Minnesota, lying easterly of and adjoining the following described line:
Commencing at the southeasterly corner of said Lot 9; thence on an assumed bearing of North 00
degrees 31 minutes 39 seconds West, along the easterly line of said Lot 9, a distance of 198.10 feet;
thence continuing along said easterly line North 42 degrees 58 minutes 27 seconds East a distance of
20.52 feet; thence continuing along said easterly line North 00 degrees 02 minutes 54 seconds West a
distance of 65.00 feet to the point of beginning of said line to be described; thence southerly along said
